Our Residential Appraisal Process

Direct Comparison Approach

One of the methods in valuing residential properties is called the Direct Comparison Approach, which involves comparing properties that have recently sold within the neighbourhood and that have similar characteristics to the subject property being valued.

The purpose of the appraisal is to determine the most probable sale price of the subject property under current market conditions.

  • Similar property sales serve as benchmarks for comparison.

  • We then compare these sales with the information collected on the subject property to determine its market position.

  • Comparable sales indicate the prices that other knowledgeable buyers are prepared to pay in the market for similar features, location and amenities.

Comparing recently sold properties

Since no two properties are exactly alike, we gather information on recent comparable sales by considering factors such as location, size, condition, and amenities.

Key differences in the property

We then apply market derived adjustments to the actual sale price of the comparable sales to reflect the differences (better or worse) between them and the subject property.

Final reconciliation

The adjusted sale price of each comparable sale provides a reasonable range of value. This range guides As Requested Appraisals in estimating the current market value for the subject property.
